What Renters Insurance Covers

Personal Property Coverage

Covers your belongings — furniture, electronics, clothing, appliances — if they're damaged or destroyed by a covered peril such as fire, theft, or certain water damage. Standard coverage is typically on an actual cash value basis; replacement cost coverage is available as an upgrade and means you'd receive the amount needed to buy a comparable new item rather than the depreciated value of your old one.

Liability Coverage

Covers you if you accidentally injure someone or damage someone else's property and are found legally responsible. For example, if a guest slips and falls in your apartment and files a lawsuit, your liability coverage can help pay for legal defense costs and any resulting judgment, up to your policy limit. It can also cover accidental damage you cause to your rental unit (such as a kitchen fire).

Additional Living Expenses (Loss of Use)

If a covered loss makes your rental unit temporarily uninhabitable, this coverage helps pay for temporary housing and other increased living costs — hotel bills, restaurant meals — while you're displaced.

Medical Payments to Others

Covers minor medical expenses for guests accidentally injured in your rental, regardless of fault, up to the coverage limit.

What's Not Covered

Renters insurance does not cover everything. Common exclusions include:

  • Your landlord's building structure and property
  • Flood damage (available separately through the National Flood Insurance Program or private carriers)
  • Earthquake damage (may be available as a separate policy or endorsement)
  • Damage to a roommate's property unless they are listed on your policy
  • Business property or equipment used for business purposes beyond sublimits
  • Normal wear and tear
